We’ve made it halfway through the month, and the Georgia heat & humidity are in full swing. June has been a busy month so far, with preparations for the FIFA World Cup coming to Atlanta as well as several important runoff elections underway, and it feels like July 4th will be here in the blink of an eye.

Days on Market have Decreased

 

In May, the median days on market for sold properties in Jackson was 43, down significantly from the 73 day median we saw in April. Although this is a large month over month decrease, it’s still longer than most sellers have come to expect. It remains important for sellers to have the right strategy in place to prepare, price, and position it in a way that reaches as many buyers as possible…and to have a little more patience, understanding that properties are often taking longer to sell than they have in recent years.

 

Number of Properties Sold has Decreased

 

In May, there were 40 closed home sales in Jackson, down from 42 sales in April. During this same time period, the number of homes with a pending contract also decreased from 50 to 29 month-over-month, signaling the potential for a more substantial decrease in sales this month. Median Sale Price has Increased

 

The median sale price in May increased again to $303k, up from $290k in April. This marks the 2nd month of increases in a row.
